Thank
you for taking the first step in bringing your money back home. As a
landlord myself, I commend you in taking the necessary steps to not only
recover your unpaid rent but also reporting your tenants to the 3 credit
bureaus, thus making it difficult for them to rent again or purchase a
home.
With our FLAT FEE collection service we provide several steps, all with
the goal of recovering your owed debt in full.

Our
first step is locating your tenant. This can also be accomplished
without a valid social security number. We will even contact your
current tenants that have fallen behind on their rent.
Once
your tenant(s) is located we begin to send a series of Rent Demand
Letters. We inform your tenant(s) that we were hired by their
ex-landlord for owed back rent. In every letter and call we instruct the
(tenant) to contact (you the landlord) to review the amount that's owed
and most important work out a payment plan that goes directly to you
(the landlord).
If
the tenant(s) is reluctant to pay the owed rent, we then take the
necessary steps of reporting them to the three credit bureaus (EQUIFAX,
EXPERIAN and TRANS UNION), which will remain on their credit report for
a period of 7 years. Now when a landlord pulls their credit
report, they will see that this tenant(s) owes their previous landlord
money.
If
necessary we will then assist in the paperwork for small claims court.
This part is very critical for the landlord because once you receive a
court judgment in your favor (which can be valid for 20 years in some
states, with interest) you now have the legal authority to garnish
wages, levy bank accounts, seize assets and if applicable place liens on
real estate property.
Once
you are awarded a money judgment in small claims court, Tenant
Collection Services will conduct a FREE background search on your
tenant(s) financial records to identify any bankruptcies, liens,
judgments, current employer, bank accounts or assets they may have, to
satisfy the money judgment.

one time FLAT FEE charge for Independent landlords is $100.00. This
covers the (primary and co-tenant) of the rental unit.
